NWR - Pre-closing walk-throughs
I am finally going to close on my co-op on Monday, and we have a pre-closing walkthrough on Sunday. Can anyone give me advice on what to look for, what to ask? Should I test all of the appliances (washer, dryer, dishwasher, fridge) they are leaving? Should I test all the air conditioners? Look in all the cabinets drawers, and closets?I'm really in the dark on this one....

yes to all of those questions. Also, this may seem a little silly, but we tell all our clients to do it:bring a small plug in appliance (like a hairdryer) and plug it in and test every electrical outlet. Make sure all the burners on the stove work, check the a/c's; check the sinks and flush the toilets. Look for new damage or old damage that may have been covered up before my furniture, etc....
If anything doesn't seem right to you, tell you real estate agent and lawyer so they can make arrangements to have $$ held in escrow to cover any repair work.

My thoughts are that if the outlets don't work - it is the co-ops responsibility to fix. I wouldn't want to delay a closing because of an outlet not workingBut thanks for the info. I know I am a little neurotic and I want to make sure I don't overstep my bounds in the walkthrough

definitely check everything. You won't be overstepping your bounds, because if it's right before the closing, then within a few hours you will be the owner of the house. So you have every right to check everything and open all the drawers/cabinets/closets, etc. The previous owner should have all of their stuff out anyway, so you shouldn't feel like you're invading their privacy. It's your last chance to make sure everything is working and that there is no damage. Once you close, anything that goes wrong is your responsibility.Good luck!
ETA: it's a good idea to bring a digital camera so that in case you see any damage or problems, you can document it to show during the closing.
