My friend is selling his 2 bedroom/1.5 bath Condo in Deer Park...

My friend is selling his 2 bedroom/1.5 bath Condo in Deer Park...
It's in a great complex with a tennis court, clubhouse, you get 3 parking spots, and has central air conditioning. He's listed at $409k. Anyone interested FM me.

Maybe I am looking in different areas, but to me in the LI market $399 is a steal! Plus, it looks like it has an expansion and everything in the kitchen looks brand new. If it's in a good area I would love to check it out.

my boss is selling her house and moving to FL - she got a transfer within the company. her house has been on the market for over a month and she's had no offers. her realtor wanted her to go down 10% in price but she refused, she went down 3.5%

My bad, I didn't read it correctly! I know, for some reason condos have a 'rich' sound to them. They are usually priced higher b/c they offer security, tennis courts, a pool, and other stuff. To me I would rather live in a house, but I guess for older people condos work b/c they are less maintenance, like the lawns are mowed and the snow is shoveled, etc....

I think that sounds like a lot for 2 bedrooms in deer park- but with out seeing it it's hard to say

i can see condos being priced higher in nassau and western suffolk--but that is high IMO!

you'd be surprised, there are a total of 10 two bedroom condos in Deer Park on the MLS right now and they range in price from $380k-$420k. it's usually young professionals that want to stay single and not have any utility bills, or lawns to mow, etc that want condos. the price depends on the amenities.

It's all about comps. Real Estate brokers know what they are listing homes, co-ops and condos for. Whatever the surrounding condos were sold for in the neighborhood usually within a one mile radius they take that in to effect with, square footage, amentiies, etc. and that is where the price comes from. Brokers list based on comps of other condos. If that is what is the going value, than that is what it is.

i think its really about the complex and not so much the unit itself. if this is Quail Run (sp), then most of those units are in that range. Cheapest i saw was 325k when we were looking.We brought a 2 bedroom co-op in Amityville for less then 175k. now that i call, is a steal.
plenty of space, only 1 bath but we have a backyard
if they can sell it for that price, great but i rather have a house for that money as dllney was saying
